The study, which surveyed 500 loan officers and 1,500 recent homebuyers, highlights that the industry is miscalculating borrower readiness for digital transformation. While 45% of loan officers blame a lack of consumer interest for the slow adoption of remote online notarizations, 82% of homebuyers express a clear preference for virtual closing options. Furthermore, 87% of borrowers would actively choose a lender providing the convenience of self-scheduling appraisals or appointments via mobile devices.
Beyond technology, a significant knowledge gap persists regarding financial transparency. Data shows that 53% of borrowers believe they grasp application and document fees, yet only 39% of loan officers share that confidence. This disparity widens regarding private mortgage insurance and origination fees, where loan officers’ assessments of borrower understanding fall significantly lower than the borrowers' own self-assessments. Dave Steinmetz, division president of origination services at ServiceLink, suggests that addressing these specific pain points—through both digital convenience and proactive financial education—is the most effective strategy for originators to remain competitive in a crowded market.
