Conversant Capital Raises $845 Million for Debut Private Fund

Surpassing its initial $500 million target by 40%, Summit-based Conversant Capital has finalized its inaugural private investment fund with $845 million in commitments. The raise pushes the opportunistic real estate firm’s total assets under management to approximately $3.2 billion, drawing backing from a global coalition of institutional investors.

The capital, which includes $705 million for the commingled fund and additional sums for co-investment vehicles, signals strong appetite for the firm's flexible, multi-disciplinary approach. Backers range from sovereign wealth funds and university endowments to pension plans and family offices, reflecting a broad confidence in the firm’s strategy of navigating supply-demand imbalances across diverse real estate sectors.

Michael Simanovsky, founder and managing partner, attributes the successful close to a market environment defined by capital scarcity and specific inflection points. The fund has already deployed capital into seven distinct areas, including senior living, student housing, digital infrastructure, and commercial real estate credit. With one investment already fully realized, the firm plans to leverage its operational expertise to exploit further dislocations in both growth-oriented and distressed asset classes. Fried, Frank, Harris, Shriver & Jacobson LLP provided legal counsel, while PJT Park Hill acted as capital advisor.
