CleanSpark Secures $6.6 Billion Data Center Lease in Georgia

CleanSpark has signed a twenty-year triple-net lease for its Sandersville, Georgia campus with a major global technology firm, securing $6.6 billion in contracted revenue. The deal marks a strategic pivot for the Bitcoin miner as it expands its footprint into high-performance computing infrastructure beginning in late 2027.

The agreement covers 175 megawatts of critical IT load, with the potential for the contract value to climb to $11.6 billion should the tenant exercise two five-year extension options. CEO Matt Schultz described the move as a transformative step, noting that the lease carries a nearly 100% net operating income margin. The company estimates landlord project costs between $10 million and $12 million per megawatt for the site.

While finalizing the lease, CleanSpark maintained its core mining operations throughout July, producing 586 Bitcoin. The company ended the month with 13,931 Bitcoin in its treasury and an operational hashrate of 50 EH/s. Investors are expected to receive further details on the company’s fiscal third-quarter financial performance during a webcast scheduled for August 6, 2026.
